SALE METHOD: Offered in single tracts or any combination of tracts. Bidding will remain open on individual tracts and combinations until the conclusion of the auction. Individual bids and combination bids may compete. Bidding will be done in dollars per tract. The farm will be sold in the manner yielding the most money.
Payment Terms: buyer(s) will pay 10% down on sale day, with balance due at closing on or before May 31st, 2016
Real Estate Taxes: Buyer pays all of 2016 taxes and seller pays 2015 taxes.
Possession: Possession of tillable areas only will be given immediately for planting and tillage purposes. All other possession rights and possession of non tillable areas to be given at closing.
Purchase Agreement & Financing: Buyer to sign a CASH purchase contract at the conclusion of the auction. Prospective buyers are urged to make all necessary inspections & financial arrangements prior to the auction. Property is offered in As-Is condition.
Acreages: The advertised tract boundaries and acreages are based on preliminary survey work. Final acreages may vary with final survey. Any price adjustments will be made on a per acre basis, based on the per tract price and acreages on sale day. Final closing amounts will be based on final survey.
